Hi all, Jenna your local Realtor here.  Hope everyone had a wonderful Father's day weekend. 

 As the weather is heating up here in the valley of the sun it is the perfect time to service your air conditioner.  When dealing with air conditioners it is better to pay a little now for a yearly check instead of paying a lot later for a major repair.  An air conditioner is built to withstand the elements and last for years, but just like any other piece of equipment they need regular tune ups to run properly.  Studies show that with regular tune ups a unit will maintain up to 95% of its original efficiency.  The cost of the repair will quickly make up for itself with the savings on your monthly electric bill and reduced repair costs.  If you live in humid climates, a properly serviced AC will also do a better job dehumidifying your home.

The service check should include; cleaning the condensing unit coils, checking the amp draw of the compressor, oiling the fan motors, checking the belts are well adjusted and checking the system operating pressures and temperatures against the manufacturers specifications.  Also make sure they check the coolant/freon levels.  A system that is only 10% low on coolant will cost about 20% more to operate.

In addition to your yearly checks buy good filters and change them regularly.  Also keep bushes and other materials away from the outside unit of your AC.  A programmable thermostat is also a great tool to lower bills if you have a set schedule when you are away from the home every day.  An air conditioner check up is easy to schedule. All you have to do is contact a local HVAC technician about coming out to perform basic air conditioner maintenance.
